Notices posted on this page may be important to residents and home owners or 107 to 250. They can be urgent in nature, often of legal import, and will usually require some action on behalf of residents or home owners.


SPECIAL NOTICES - March, 2008

DRAINS
As you are aware from the minutes, the community drains have been cleaned. There were major problems and most of the drains were blocked in some way. There are still major problems with sanitary towels, nappies etc causing the drains to block in some way. Please, please, please inform all guests, visitors etc of the problems caused to the drains by misuse. As reported last year, apparently the Spanish drainage system cannot cope with British toilet paper.

DEBTORS
A debtors list will be posted on the notice board on a monthly basis. Homeowners whose name is on the list will have access to the pool blocked, as agreed at the 2006 AGM, article 9, Timetable and rules of the pool area. If homes are to be available for renting purposes they must inform their tenants that access to the pool will be denied. Homeowners who have a key to the pool are urged not to let anyone in to the pool area who has had access blocked.

Homeowners are also asked to contact Servigest if they have a change of details, either, address or bank.

CERTIFICATES OF HABITATION
The certificate of habitation is now available for collection from the builder, Torrevisa. You will need to take your passport with you, and as there is only one person in the office allowed to give the certificates out, we recommend that you telephone prior to going into the office. Telephone number is 966706202. Once you have the certificate take a copy to the Post Office for them to recognise the address.

COMMUNICATION WITH THE AYUNTAMIENTO
The Mayor is available to see anyone on a Thursday between 10 am - 12 midday; his translator will also be there. An appointment is needed but can be made on any day at reception.

This is also an English speaking engineer now working in the Town Hall and will be there on a Tuesday and Thursday morning.

THE POOL AREA ELECTRONIC LOCK

The electronic lock, for accessing the pool area, is timed and will lock automatically after the official closing time, and open in the morning prior to the opening time, both of which which are clearly printed on the pool rules. Anyone using the pool area outside the official opening time could find themselves being locked in and unable to open the gate.

 

NOTICE CONCERNING POST BOX DOORS

The community post box doors are being left unlocked quite regularly after people have picked up their mail. Please could you ensure that they are locked after use - this will prevent the posting of junk mail and helps with mail security.

March 2008
Once again, damage has been caused to the doors of the community post boxes.
This was caused by someone forcing the doors open, and also the pins to the locks being sawn off.
This is the second time this has happened and it was decided not to replace the locks, due to the extra costs.
As there are no longer locks on the doors, could you ensure that all junk mail, etc., is removed from your own post boxes on a regular basis.

 

!!IMPORTANT NOTIFICATION!!

THIS IS A NOTIFICATION TO ALL HOMEOWNERS TO CLARIFY THE POSITION OF WHEN COMMUNITY FEES ARE DUE.

BELOW IS A NOTE TAKEN FROM THE 2006 AGM MINUTES, AND APPROVED BY THE COMMUNITY OF OWNERS. IT CAN BE FOUND ON PAGE 7, NO 4 OF THOSE MINUTES.


4. APPROVAL TO APPLY A 20% SURCHARGE TO THOSE OWNERS WHO DO NOT PAY THEIR COMMUNITY FEES WITHIN THE ESTABLISHED PERIOD.

DURING THIS EXERCISE, SOME OF THE OWNERS PAID THEIR COMMUNITY FEES WITH A LOT OF DELAY. THIS ATTITUDE OBVIOUSLY HARMS THE NORMAL RUNNING OF THE COMMUNITY BECAUSE THE EXPENSES CANNOT BE COVERED WHEN DUE.

THIS ATTITUDE CAUSES A GENERAL FEELING OF DISCOMFORT WITHIN THE COMMUNITY BECAUSE MANY OWNERS ARE COMPLAINING ABOUT PAYING FOR MAINTAINING THE URBANISATION WHILE THE DEBTORS ENJOY ALL THE SERVICES.

ONE OWNER ASKED WHAT WOULD HAPPEN IF ALL THE OWNERS WERE TO ADOPT THE SAME ATTITUDE.

IT WAS PUT TO THE VOTE AND WAS APPROVED UNANIMOUSLY BY THOSE PRESENT TO APPLY A 20% SURCHARGE TO OWNERS WHO DO NOT PAY THEIR COMMUNITY FEES WITHIN THE SPECIFIED PERIOD.

AS A REMINDER, IT IS PUT ON RECORD THAT THE RECEIPT TO PAY THE COMMUNITY FEES WILL BE DUE ON THE 31ST AUGUST EACH YEAR.
